When a real estate developer approaches us for the first time, they usually have very specific doubts. It's not about abstract concepts, but decisions that affect the budget, deadlines, and project feasibility. These are some of the questions we hear most often and how we address them at Castelao Adiciones.
One of the first questions is whether the existing structure can support a modular addition. The answer depends on the building's condition and the expected load. We perform a structural analysis with CAD models that allows us to precisely determine the support points and necessary modifications. In most cases, prefabricated concrete and lightweight steel modules are integrated without reinforcing the original foundation.
Another recurring question is construction time. Unlike traditional construction, a modular expansion can be completed in weeks, not months. For example, at the Parque Patricios Innovation Center, we installed 800 m² in six weeks without interrupting building activities. This is possible because the modules are manufactured in the workshop while the site is prepared, reducing on-site work to assembly and connections.
We are also asked about customization. Many clients believe that modular construction limits design. In reality, we work with exposed concrete panels, structural glass facades, and glazed connectors that allow for a wide variety of configurations. Each project is adapted to the topography, views, and operational needs of the client, as we did at the Nordelta Phase II Business Complex.
Finally, there is the issue of cost. We don't give generic figures because each addition is different, but we do offer detailed budgets per module, including materials, transportation, assembly, and connections.
